• The land is divided by what appears to be a right of way which is also bounded on both sides by mature hedgerow. The lands are laid out in grass and are elevated at their southern end and slope gently in a northerly direction. The elevated portion of the lands command superb views of the surrounding countryside.

• The lands have three entrances on to the main road with a fourth entrance on the return frontage and we believe that the lands have the benefit of mains water. The vast majority of the lands are free draining with some evidence of wetness at the Northern end.
